We hope the following information will help you plan your stay at The Beach House. Please also see our House Rules.
Address: This can be found within your booking after you have secured your holiday.
BBQ: Large gas barbecue available for use year round, with gas supplied.
Beach: 1 minute walk to Exmouth’s sandy beach.
Bed Linen and Towels: Duvets and pillows (synthetic filled), bed linen and towels provided. Please bring appropriate footwear for use with the pool and hot tub.
Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time is 4pm and Check out time is 9.30am. If you want to arrive an hour or so early you can park at the house and take a stroll along the beach we will then allow access as soon as the house is ready for you. On your departure day we are happy for you to leave your vehicles at the house if you want to go out for breakfast or for a last walk along the beach.
Coffee Machine: Smeg coffee machine for filter coffee, with an initial amount of coffee supplied. There are also 3 cafetieres.
Cots: 1 wooden cot and 2 travel cots can be supplied on request. You will need to bring your own bedding for these. Cots are for infants age 2 years and under.
Departure: Please see At The End of Your Stay.
Deposit: 25% of the cost of the holiday is taken at the time of booking, with the balance being due a few weeks before the start date of your holiday. We also request a security deposit of £500; this will be promptly returned to you within a few days of your departure, provided that there is no damage to anything at the property.

Dogs: 2 dogs welcome (small charge per pet). Please ensure you have read our Dog Rules before planning to bring your pet.
Electric Vehicle Charging: There are no EV charging points at The Beach House. Due to insurance restrictions guests we cannot allow guests to use standard outdoor plugs or cables from the house to charge vehicles. Please see Electric Vehicle Charging at The Beach House. This Zap Map will help you to find local charging points.
Essentials: An initial supply of all the basics are provided for you – eg. Tea, coffee, sugar, toilet roll, dishwasher tablets, etc. and there is hand soap in each bathroom/WC. There are 2 hairdryers at the house and an iron and ironing board. Ample crockery, cutlery and glasses are provided.
Features: Outdoor pool, hot tub, large landscaped gardens, pizza oven, bbq, sea views, beach within a minute’s stroll.
Firepit: Wood fired firepit. Wood is not provided for this.
Food Deliveries: Dart Fresh, Asda, Sainsburys, Tesco and Waitrose will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Garden: Large secure and private landscaped gardens with terrace; outdoor furniture, barbecue, firepit, pizza oven and sea views.
Guests: This property sleeps 20 guests in 10 bedrooms. 4 extra guest beds are available at an additional charge per person (these beds can go in any of the rooms, making a good option for families). For more details please see the Floor Plans.
Highchairs: 2 available on request.
Hot Tub: The hot tub seats up to 6 and can be used year round.
Kitchen/Utility:
Kitchen: 2 large electric ovens, 5 burner gas hob, 2 large larder fridges, 2 large dishwashers, microwave.
Utility: Fridge-freezer, 2 washing machines.
Music: 1 BlueTooth speaker provided. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for several vehicles.
Pizza Oven: Wood fired pizza oven. Wood is not supplied.
Pool: This is outdoors and is heated for use from May to September. The pool measures 15m x 5m and has a constant depth of 1.5m.
Rooms: 10 bedrooms (8 ensuite), kitchen, dining room, sitting room, TV room, utility room, 3 x WCs
Room Configurations: Bedrooms 1 and 8 have a double bed, Bedrooms 2, 3, 5, and 9 have zip and link beds which can be configured as super kings or twins, Bedrooms 4, 6, 7, 10 have king size beds.
Stairgates: There are no stairgates at The Beach House.
TVs: There is a Smart TV in the living/sitting room with access to streaming sites (you will need to use their own passwords for this)
Wifi: Fibre optic broadband.
Wood-burner: There is a wood-burner in the living/sitting room for use year round. All logs are provided.
Restrictions: No smoking - no fireworks - consideration for neighbouring properties – no outside noise after 10.30pm.
